Step 1: Visual Inspection of Both Units

We start with a visual inspection of both the outdoor condenser and indoor air handler, checking for damage, corrosion, pest intrusion, disconnected components, and signs of previous unprofessional work.

Step 2: Electrical Component Testing

We test the capacitor using a digital multimeter with capacitance measurement — one of the most critical tests in Arizona. A capacitor reading low on microfarads is a pre-failure condition we can address now rather than during an emergency in July. We also check the contactor and all electrical connections.

Step 3: Refrigerant Pressure and Temperature Measurement

We connect our manifold gauge set to the system's service ports and measure suction and discharge pressures. Combined with ambient and supply air temperature readings, this tells us whether the system has the correct refrigerant charge.

Step 4: Condenser Coil Cleaning

We apply coil cleaning solution to the condenser coil fins, allow it to break down accumulated dust and debris, and rinse from the inside out. A clean condenser coil can restore 15–25% of lost cooling capacity in dusty Arizona conditions.

Step 5: Motor Amperage Testing

We measure the amperage draw of the compressor and condenser fan motor with a clamp meter. Motors drawing near or above their maximum rated amperage are working too hard — catching this prevents the motor failure that comes next.
