Is your AC ready for Arizona summer? Sapper HVAC's complete pre-summer checklist helps Phoenix, Chandler, Mesa, and Gilbert homeowners prepare before the heat arrives.
Pre-Summer AC Checklist for Phoenix Metro Homeowners
Arizona summer doesn't ease in — it arrives fast and stays brutal for months. The homeowners who avoid summer breakdowns are the ones who prepare in February, March, and April — not June. Here is your complete pre-summer AC checklist.
Schedule Professional Service in February or March
Book your spring AC tune-up early. By May, every HVAC company in the Phoenix metro area is booking 2–3 weeks out for maintenance. By June, emergency calls take priority and tune-ups are nearly impossible to schedule.
Call Sapper HVAC in February or March to book your spring tune-up.
DIY Pre-Summer Checklist
Air Filter
- Replace the air filter with a new MERV 8 or higher filter
- Write the installation date on the filter with a permanent marker
- Set a calendar reminder to replace it again in 30–45 days
- If you have multiple air handlers, check every filter location
Outdoor Condenser Unit
- Clear all debris from around and on top of the unit — leaves, palm fronds, cottonwood seeds
- Verify at least 18–24 inches of clearance on all sides
- Check that the unit is level on its pad — settling is common in Arizona's clay soils
- Verify the electrical disconnect box near the unit is closed and not corroded
Indoor Air Handler
- Locate your condensate drain line and verify it's not obstructed
- Check that the area around your air handler is clear
- Listen for any unusual sounds when the system runs
Thermostat
- Switch to cooling mode and verify your system turns on and produces cold air
- Program your summer schedule — pre-cool in the morning, allow setback during APS/SRP peak rate hours (3–8 PM)
- If you have a smart thermostat, update the app and verify it's communicating with the system
Vents and Registers
- Walk through every room and verify supply and return air registers are open
- Move any furniture blocking floor registers
What Professional Pre-Summer Service Adds
- Refrigerant pressure measurement — you cannot check refrigerant levels without equipment
- Capacitor testing — a capacitor can test weak and fail in peak summer heat
- Electrical amp draw measurements — catches motors drawing excess current before they fail
- Professional condenser coil cleaning — chemical cleaning removes contamination a garden hose cannot
- Condensate drain flush — prevents water damage during monsoon season
