Installing the wrong size AC is one of the most expensive mistakes Phoenix homeowners make. Here's how to know if yours is right — and what to do if it isn't.

One of the most common HVAC mistakes Phoenix homeowners make is installing an AC unit that's the wrong size for their home.

An oversized AC unit will cool your home quickly but cycle off before it can properly dehumidify the air — leaving your home feeling clammy and causing the system to wear out faster. An undersized unit will run constantly, struggle to keep up in 115°F heat, and drive your electric bill through the roof.

The right size is determined by a Manual J load calculation — a precise heat gain analysis that accounts for your home's square footage, insulation levels, window count and orientation, ceiling height, local climate data, and more.

As a general rule of thumb for Arizona:

- Under 1,200 sq ft: 1.5–2 tons - 1,200–1,800 sq ft: 2–2.5 tons - 1,800–2,500 sq ft: 2.5–3.5 tons - 2,500–3,500 sq ft: 3.5–5 tons - Over 3,500 sq ft: 5+ tons (often zoned systems)

But remember — square footage alone isn't enough. A poorly insulated 1,500 sq ft home in Surprise may need more cooling capacity than a well-insulated 2,000 sq ft home in Chandler.
